Most siding damage comes from the washer, not the dirt
A pressure washer will strip paint off wood, force water up behind vinyl siding, and leave permanent stripes across concrete if you point it at the wrong thing. It happens constantly, and it usually happens because somebody showed up with one setting.
We walk the property first and decide surface by surface. Concrete, brick and stone can take real pressure. Siding, painted wood and stucco get soft washed instead: low pressure and a solution that kills algae and mildew at the root, then a rinse. That's why soft washed siding stays clean longer than blasted siding does.

When it's worth doing
Curb appeal is the obvious reason, and it's a real one, especially if you're listing. The less obvious one is that algae and mildew hold moisture against your siding and trim. Left alone for a few years on a shaded wall, that's what turns a cleaning job into a carpentry job.
If you're planning to paint the outside of your house, washing is step one anyway. We handle both, so it's one crew and one schedule instead of two.

What surfaces can be pressure washed?
Concrete driveways, sidewalks, patios, brick, stone, fences and most decks handle real pressure fine. Vinyl siding, painted wood, stucco and older shingles do not. Those get soft washing instead, which uses low pressure and a cleaning solution to do the work. Using the wrong one is how people end up with etched concrete, water forced behind their siding, or stripped paint.
What's the difference between pressure washing and soft washing?
Pressure washing uses force to remove buildup. Soft washing uses a detergent that kills mold and algae at the root and then rinses at low pressure. Hard surfaces get pressure. Anything on the side of your house usually gets soft washed. We decide surface by surface, not by what's already hooked up to the truck.
How often should I have my house washed?
Once a year covers most homes here. North-facing walls and anything shaded by trees grow algae faster and may want it more often. Driveways with oil stains or heavy traffic are usually the first thing people notice.
Will it damage my landscaping?
Not if it's done properly. We wet plants down before we start, keep solution off them, and rinse again afterward. If you have anything fragile or newly planted, point it out when we walk the property and we'll work around it.
Does pressure washing remove mold and mildew?
Yes, and the soft wash method removes it better than raw pressure does. Blasting algae off a wall knocks the visible growth loose but leaves the spores. A proper cleaning solution kills it, which is why it stays gone longer.
Do you do driveways and concrete?
Yes. Driveways, sidewalks, patios and pool decks. Concrete is porous, so oil, rust and algae settle into it rather than sitting on top. It usually takes a surface cleaner and a pre-treatment rather than just a wand, otherwise you get striping.
Do you need to use my water?
Yes, we hook up to an outdoor spigot. Just make sure it's turned on and accessible. The water cost for a typical house wash is a few dollars.
Do I need to be home?
No. Plenty of customers leave us to it. We'll ask you to close your windows and move anything you don't want wet, and we'll text you when we're done.
