Erlanger is largely a mid-century town. Ranches, Cape Cods and split-levels built from the 1950s through the 1970s, on established streets with mature trees. The houses were well built and most of them have been decorated several times since, which is its own kind of problem.

A lot of Erlanger is painted aluminium siding, and it is one of the most misunderstood surfaces we work on. Aluminium chalks: run your hand down it and you get a white powder. Paint straight over that and it will peel in sheets within two or three years. It has to be washed back to a clean, sound surface and primed with a product made to bond to metal. Done properly, painting aluminium siding looks like new and costs a fraction of replacing it.
The rest is the usual mid-century exterior list: wood trim, soffit and fascia, shutters, garage and front doors, porch posts and railings, and decks. Mature trees mean more shade, more damp and more mildew on north elevations, so washing is not optional here.
Where original wood windows survive, glazing putty and sills are usually where the failure starts, and repairing them is cheaper than the alternative.

It depends on square footage, ceiling height, how much prep the surfaces need and how many colours you want. On mid-century houses the variable is usually what is already on the walls and siding, old oil-based trim and chalking aluminium both add prep. Yes, and in Erlanger we do a lot of it. The critical step is washing off the chalk, that white powder that comes away on your hand, and priming with a product made to bond to metal. Skip either and the finish peels in sheets within a couple of years. Done properly it looks like new siding for a fraction of the cost of replacement.
Not if it is handled. Modern latex will not bond reliably to aged oil-based trim without the right preparation and a bonding primer, which is why so many repaints in houses of this era start chipping at the edges within a year. We test what is there before we quote, and price the primer in rather than discovering it halfway through.
